UH, IT'S, IT'S ER LANDING AND IT'S ADJACENCY TO THE, TO SNAKE RIVER.
AND SO, UM, IS THAT THE AREA WHERE THEY HAVE THE, THERE'RE BEEN A GRAPH FAIR, IT'S KIND OF JUST OPEN THAT IMPROVED? NO.
THERE, THERE DEFINITELY WOULD NOT HAVE BEEN A CRAFT FAIR.
IF YOU'RE FAMILIAR WITH OUR PROJECT, UH, JUST SOUTH ALONG MILLIGAN, SO MILLIGAN'S, THE, THE PUBLIC ROAD THAT RUNS ADJACENT TO THE RIVER AND, AND IT, AND IT ALSO IS, UH, THE, THE STREET THAT BUFFALO WILD WINGS MCKENZIE RIVER IS ON.

UH, THIS IS AN AREA I I, I, I DEBATED WHETHER OR NOT TO SAY THIS IN ON THE RECORD, BUT THIS IS AN AREA THAT WE REFER TO COLLOQUIALLY IN OUR, UM, IN OUR, IS THE, THE BONEYARD.

WE CAN SPEAK TO THAT, UH, MORE CLEARLY, BUT, BUT THAT'S CERTAINLY ONE, UH, TOPIC THAT WE WOULD LIKE TO THE AGENCY TO EVALUATE IS PARTICIPATING IN THE REMEDIATION AND CLEANUP OF THIS, OF THIS AREA.
UM, TO BE CLEAR THAT THERE'S A LARGER AREA TO THE SOUTH.
IT'S NOT DEPICTED HERE, BUT IMMEDIATELY TO THE SOUTH, UM, THE, IN THE, IN THE AREA THAT'S NOT HIGHLIGHTED RED, THERE'S, THERE'S MORE OF IT.

THAT, THAT JUST, THAT THE PRIMARY COST THERE IS, IS TRUCKING EXPENSE, UH, LOADING IT INTO TRUCKS AND HAULING IT OFF SITE TO A, TO A SITE THAT COULD RECEIVE THIS, UH, TYPE OF, THESE TYPE OF SOIL CONDITIONS.
UM, SO THAT THE TOTAL IS ABOUT 5.2 MILLION BASED ON OUR CURRENT ESTIMATES.

UH, AND THEN WE MADE OTHER IMPROVEMENTS THAT ARE PRIVATE, BUT ARE OPEN FOR PUBLIC USE, INCLUDING OUR TRAIL SYSTEM AND, UM, AND BEAUTIFICATION THAT, THAT WE DID RELATED TO, TO SNAKE RIVER LANDING.
A LOT OF THE, A LOT OF THE INFRASTRUCTURE TO SUPPORT CRITICAL UTILITIES SUCH AS STORMWATER, UM, AND OTHER PUBLIC IMPROVEMENTS WERE ALSO MADE.
UM, WE'RE WE'RE INSTALLED BY, BY THIS TIME.
UH, IF WE GO TO 2018, UH, BY THEN WE HAD THINGS LIKE CURTIS WRIGHT STECH BUILDING WAS COMPLETED.
WE, UH, HOME TWO HOTEL DANON RIVER APARTMENTS, WHICH IS AN ADULT, AN AFFORDABLE HOUSING, UH, ADULT, UH, SENIOR HOUSING FACILITY, THE WATERFRONT, WHICH SERVES AS A, A, A VENUE FOR, UH, PROVIDING VARIOUS ENTERTAINMENT IN SNAKE LANDING IN THE FALLS APARTMENT, WHICH WAS DONE BY NER UH, HOMES, UH, AS A FOR RENT PRODUCT.
AND THEN ALSO WE, WE HAD COMPLETED A PART OF EVENT CENTER DRIVE, UH, OF NODE IS IS THE WHITEWATER STREET, UH, THAT WAS EXTENDED ALL THE WAY TO, TO THE CANAL.
AND WE ARE GOING TO, IN 2025, BUILD A BRIDGE PURSUANT TO OUR DEVELOPMENT AGREEMENT THAT WILL CONNECT, UH, WHITE WATER OVER THE CANAL AND, AND IMMEDIATELY TO THE, TO THE FRONT DOORSTEP OF THE MOUNTAIN AMERICA CENTER.
UM, AS WE ARE TODAY, UM, WE, WE HAVE CONTINUED TO DEVELOP OUT, UH, THERE'S, UH, IN, IN ADDITION THIS YEAR AND COMING ONTO THE TAX ROLL, UH, WITHIN THE LA EITHER NEXT YEAR OR, OR OVER THE LAST COUPLE YEARS, IS GARY VOY, UH, NEW OFFICE BUILDING RUNNING.
THE COMPANY IS RELOCATED OVER HERE.
UM, IDAHO KIDNEY IS UNDER CONSTRUCTION.
UH, THE EVENT CENTER, UH, WAS, WAS THE EXTENSION OF THAT WAS COMPLETED, THAT, THAT GOES OUT IN FRONT OF MOUNTAIN AMERICA CENTER AND CONNECTS TO PIONEER ON THE BACKSIDE.
UM, AND THEN WE'VE, UH, ALSO BUILT OUR, UH, NEW HEAD HEADQUARTERS, UH, UH, 50,000 SQUARE FOOT, UH, MULTI-STORY OFFICE BUILDING.
AND, AND SINCE THEN WE'VE BEEN ENTERTAINING QUITE A BIT OF INTEREST FROM OTHER GROUPS IN THE COMMUNITY WHO ARE LOOKING TO GROW THEIR, UH, EMPLOYEE BASE AND, AND CENTRALIZE, UH, FOR OFFICE, UH, FULL-TIME OFFICE, UH, DURING, DURING THE DAY.

SO IT, IT WOULD BE OUR HOPE THAT THE AGENCY WOULD ENTERTAIN, UH, A MOTION TO APPROVE, UH, AN MOU THAT WOULD LEAD TO THE INVESTIGATION AND FEASIBILITY OF THIS ADDITIONAL DISTRICT THAT WOULD FURTHER ENHANCE THE, PRIMARILY THE RIVER FRONTAGE, UH, ALONG SNAKE RIVER, UH, INCLUDED IN THIS, IT'S NOT AT, IT'S NOT DESIGNED, UM, A HUNDRED PERCENT YET YOU CAN SEE SOME OF THE FACILITIES, BUT INCLUDED IN THIS HATCHED AREA, UH, AS, AS WE SEE IT WOULD BE ABOUT 650,000 PLUS SQUARE FEET OF RETAIL, PROBABLY ANOTHER 500 PLUS UNITS OF FOUR RENT OR FOUR SALE RESIDENTIAL HOMES.
AND THEN, UH, PROBABLY MORE THAN 300, UH, ROOMS, UH, KEYS OF HOSPITALITY AND APPROXIMATELY 150,000 SQUARE FEET OF OFFICE.

MEGAN, ANY UPDATE ON RAII KNOW WE'RE ENTERING INTO LEGISLATIVE SESSION SEASON NOW, AND I KNOW THERE'S BEEN COMMITTEE, UH, VOTES AND WHAT DO WE, WHAT DO WE FORESEE FOR NEXT MONTH? UH, YES, THANK YOU, MR. CHAIR.COMMISSIONERS, UH, QUITE A BIT OF ACTIVITY.
AT THE BEGINNING OF MONTH, THE ASSOCIATION OF IDAHO CITIES HAD THEIR WINTER SESSION AS WELL AS THE ASSOCIATED TAXPAYER OF IDAHO.
UM, THEY HAD THEIR BIG, UH, ALL DAY MEETING.
UM, AND JUST FOLLOWING THAT THERE WERE THE LEADERSHIP DECISIONS AND COMMITTEE ASSIGNMENTS.
SO WE DO HAVE A GOOD UNDERSTANDING, UH, FOR OUR GERMAINE COMMITTEES ON THE SENATE SIDE OF LOCAL GOVERNMENT IN TAX.
THE CHAIR WILL, UH, REMAIN DOUG RICKS, UH, SENATOR RICKS IS, UH, AT, FROM THE REXBURG AREA.
AND THEN ON THE, ON THE HOUSE SIDE, THE HOUSE REP AND TAX COMMITTEE IS CHAIRED BY, UH, UH, MR. CANNON.
UH, AND I BELIEVE HE IS FROM THE BLACKFOOT AREA.
UM, SO I'LL NEED TO DOUBLE CHECK THAT.
BUT AT THIS POINT, WE DO HAVE A GOOD UNDERSTANDING OF THE LEADERSHIP AND THE MAKEUP OF THE COMMITTEES, UM, STILL WORKING TO TRY AND FIGURE OUT WHAT WILL BE THE SESSION PRIORITIES.
UM, WHAT I'M HEARING IS, IS URBAN RENEWAL LEGISLATION MAY ALWAYS BE ON THE TABLE, BUT IT MAY NOT BE THE HIGHEST PRIORITY FOR THIS SESSION.
SO WE'LL CONTINUE TO TO MONITOR.
