UM, AND SO IF YOU CAN, YOU KNOW, HAVE THE FEE EQUAL TO YOUR COSTS, THAT'S, THAT'S GOOD BECAUSE THEN THERE'S NO, IT IS JUST AN EVEN CLEAN TRANSACTION.
BUT OFTENTIMES, UH, YOU, THE LAW WILL ALLOW YOUR FEE TO BE, UM, LOWER THAN YOUR COSTS.

AND SO, UM, I THINK THAT WHEN THE DEPARTMENTS PUT THEIR BINDS TO IT, THEY, THEY DO A GREAT JOB.

BUT, UM, THEY ARE LISTED AS POTENTIAL WHEN THE C OF O THE CERTIFICATE OF OCCUPANCY WOULD BE ISSUED, AND WHEN THOSE REVENUE DATES WOULD START GENERATING.

PHASE TWO WOULD CONSIST OF THE CONSTRUCTION OF A WAREHOUSE ON THE NORTHERN PORTION OF THE SITE.
PHASE THREE WOULD BE CONSTRUCTION OF A CONVENIENCE STORE, AND PHASE FOUR WOULD BE ANOTHER COMMERCIAL BUILDING NOT YET SPECIFIED.
UH, THE OTHER ASSUMPTIONS WITH THIS IS THE EXISTING DEVELOPMENT WILL INCREASE AT 1% ANNUALLY.
NEW DEVELOPMENT WILL INCREASE BY 2% ANNUALLY, AND THE MILL LEVY RATE WILL DECREASE 1% ANNUALLY.
THE DEVELOPER ESTIMATES PROJECT VALUATION OF 27 MILLION.
HOWEVER, WHEN THE CONSULTANT LOOKED AT THIS, UH, BASED ON SOME OF THEIR REVIEW OF LIGHT PROPERTIES, UH, THEY FOUND SIMILAR PROJECTS TO ACTUALLY COME IN AROUND 16.2 MILLION

SO THE DEVELOPER ADVANCES 35,000 UNDER A MEMORANDUM OF UNDERSTANDING FOR COST FOR PREPARING THE PLAN AND THE RESIDENTIAL, UH, REDEVELOPMENT AGENCY AREA.
THERE'S AN INTER-DISTRICT LOAN OF $10,000 FOR ADMINISTRATIONS THAT COMES FROM
75% OF THE INCREMENTS OF THE TAX INCREMENT PAID TO THE DEVELOPER UNDER THE OPA, WHICH THE OWNER PARTICIPATION AGREEMENT AND 10% OF THE TOTAL INCREMENT TO COME FOR THE ADMINISTRATIVE ADMINISTRATIVE EXPENSES FOR THE ESTABLISHMENT OF THE DISTRICT.
